The new openings, high-end residences and international recognition are turning Lake Como into one of the most watched hospitality markets in Europe.
To understand how high-end tourism is changing in Italy, it is enough to look at Lake Como. The new hotel openings, renovations and property investments tell the story of a territory that has taken on an increasingly important international position. The beauty of the landscape continues to attract visitors, but today the market moves above all around the quality of its properties and services.
The transformation also concerns the buildings. Historic villas, traditional hotels and residences overlooking the lake are being restored and adapted to the needs of a clientele used to high standards of hospitality. Architecture, materials and the relationship with the surroundings become essential elements to distinguish one project from another.
This is the case of Miralago Luxury Apartments, opened in July 2026 in Cernobbio after the renovation of the former Miralago hotel. The new property introduces a residential formula linked to the hospitality of Villa d’Este. An interesting signal: part of the clientele looks for longer stays with greater independence, while keeping services and features that refer to the luxury hotel segment.
The quality of the Italian offer also finds recognition in the Michelin Guide’s hotel selection. In the 2026 selection, Italy counts 224 properties awarded at least one Michelin Key, including 17 with the highest recognition of Three Keys. Among these is Passalacqua, in Moltrasio.
International success, however, raises concrete questions. An increase in high-end properties can help recover the building heritage and create skilled employment, but it also contributes to raising property pressure in the most sought-after areas. The risk is that places born around resident communities and traditional activities gradually become destinations ever less accessible to those who live there.
There is also the question of seasonality, transport links and the capacity of infrastructure to support tourism with particularly high expectations. Luxury hospitality requires services that do not end at the entrance of a hotel.
Lake Como shows how Italian hospitality can attract capital and international interest. Now it must prove that this growth can coexist with the quality of life of the territory. It is from this relationship that, over time, part of its value will depend.
